Answer the questions above and the math shows here.

The short answerThe rule in a few lines.
Short answerYes, overtime, bonuses, commission and tips count once you have a steady history: two years is the standard, and 12 months can work. When the pay is steady or rising, the lender averages this year's year-to-date amount with last year's. When this year is running lower, the lender uses this year's pace, and FHA counts the current year only after a drop of 20% or more.
How to use itIt's free, there's no credit check, and it takes about 2 minutes.
  1. Pick the kind of extra pay Overtime, bonuses, commission or tips.
  2. Say how long you've had it Two years or more counts in full. One to two years needs a reason it will keep coming.
  3. Add this year so far The year-to-date figure on your latest pay stub, before taxes.
  4. Add last year's total Your last pay stub of the year shows it.
  5. The monthly amount a lender counts Plus about how much more house it can mean.
How it worksThe full guide, with examples.

Overtime, bonuses, commission and tips all count toward a mortgage once you've had them long enough. Answer four questions from your pay stub and see the monthly amount a lender counts, whether it gets averaged, and about how much more house it can mean.

Most people type their base pay into a calculator and leave the overtime out. A lender works from your pay stubs and W-2s, and steady overtime, bonuses, commission and tips all go on the application.

How a lender counts it

The lender looks at two things: how long you've had the extra pay, and which way it's moving.

  • Steady or rising. The lender adds this year's year-to-date amount to last year's total and divides by the months covered. Some lenders include the year before that too.
  • Running lower this year. The lender uses this year's monthly pace, the lower number. When the drop is 20% or more, FHA counts the current year only and the lender asks why it dropped.
  • Under 12 months. It usually waits until it has a 12-month history. Your base pay still counts in full.

Two examples with real numbers

Steady overtimeOvertime that dropped
So far this year$6,000 in 6 months ($1,000 a month)$4,800 in 6 months ($800 a month)
Last year$10,800 ($900 a month)$14,400 ($1,200 a month)
What happensAveraged: $16,800 over 18 monthsThis year is 33% lower, so this year's pace is used

About this much more houseabout $64,000about $55,000

The "more house" figure uses FHA with 3.5% down at a 5.75% rate, with 46.9% of the added income going to the house payment. Your own number depends on your debts, your county and the program.

How long you need it

Common questions7 quick answers.
How do lenders calculate overtime for a mortgage?
They add your overtime so far this year to last year's total and divide by the months covered. $6,000 through June plus $10,800 last year is $16,800 over 18 months, or about $933 a month. If this year is running lower than last year, they use this year's monthly pace instead.
How long do I need to get overtime before it counts?
Two years is the standard. Fannie Mae accepts as little as 12 months when other things are strong, such as savings or low debts, and FHA accepts one to two years when the lender documents why the overtime should continue. Under 12 months, lenders usually qualify you on your base pay alone.
What if my overtime went down this year?
The lender uses this year's lower monthly pace. If it dropped 20% or more, FHA counts the current year only and the lender asks for a short explanation, such as a schedule change. Overtime that has settled at the new level still counts.
Do bonuses count if I only get one a year?
Yes, a yearly bonus counts once you've received it for two years, averaged over that time. A bonus paid this year shows up in your year-to-date pay, so the lender spreads it across the months it covers.
Does commission income count for a mortgage?
Yes, commission counts with the same two-year history, and lenders average it the same way they average overtime.
Do tips count as income for a mortgage?
Yes, when they're on your pay stubs and W-2. Tips you reported to the IRS yourself count too, using two years of tax returns that include IRS Form 4137.
Where do I find my overtime on my pay stub?
Look for a line marked overtime, OT or premium pay and read the year-to-date column, before taxes. Your W-2 combines all your pay into one total, so the last pay stub of the year is the best place to find last year's overtime.
