A co-signer can raise your number.

Most of the buyers AAA Capital Funding gets approved have a co-signer. A parent or grandparent can co-sign, even on Social Security or SSI. A co-signer doesn't go on the title and doesn't have to live in the home.

How the math works

  • FHA: 3.5% down at 580 and up, 10% down from 500 to 579. Housing up to 46.9% of gross income and housing plus debts up to 56.9%, the limits automated approval allows. 1.75% upfront MIP is added to the loan; annual MIP is 0.55% above 95% loan-to-value and 0.50% at or below. FHA 100% financing covers the 3.5% down with a down payment assistance second loan.
  • Conventional: 620 and up, 3% down on a single-family home and 5% on 2 to 4 units, total debts up to 50%. Mortgage insurance above 80% loan-to-value runs from about 1.50% a year near 620 down to 0.46% at 760 and up.
  • VA: $0 down. The funding fee (2.15% first use, 1.50% at 5% down, 1.25% at 10% down) is added to the loan. VA wants a set amount left each month for your family size; above 41% total debt, it wants 20% more. No loan limit with full entitlement.
  • USDA: $0 down on single-family homes in eligible rural areas. 29% housing, 41% total. 1.00% upfront fee added to the loan, 0.35% a year.
  • Co-signers: a co-signer's income and debts count with yours on FHA and Conventional loans. Non-taxable income such as SSI is grossed up 15% for FHA and 25% for Conventional. FHA with a co-signer on 2 to 4 units needs 25% down; Conventional with a co-signer needs 5% down.
  • 2 to 4 units: you live in one unit, and 75% of the other units' rent counts as income. On a triplex or fourplex, FHA also wants 75% of all the units' rent to cover the full payment, plus 3 months of payments in reserve. Conventional and VA want 6 months in reserve. USDA doesn't finance 2 to 4 units.
  • Loan limits: each county's FHA and conforming limits for the property's unit count, for the current year. Look up any county with HUD, Fannie Mae or the VA.
  • Debts: cards with no payment listed use 5% of the balance. A $0 student loan payment counts as 0.5% of the balance for FHA and USDA, 1% for Conventional, and 5% a year for VA.
  • DSCR: total monthly rent divided by principal, interest, taxes, insurance and HOA. 100% of the rent counts. AAA finances down to a 0.75 ratio.
Short answerWhen you buy a 2 to 4 unit home and live in one unit, lenders count 75% of the other units' expected rent as income. FHA allows 3.5% down on up to four units. Triplexes and fourplexes must also pass FHA's self-sufficiency test, where 75% of all units' rent covers the full payment, and need three months of reserves.

Setting up the building

The property type opens on duplex. Switch it to triplex or fourplex if that's what you're buying. For each unit you won't live in, enter the rent you expect. If you don't know it, check what similar units nearby rent for. The appraiser will set a market rent figure later, and that's the number the lender uses.

Fill in your income, debts, credit score and cash the same way you would on the main calculator. Pick the county carefully. Loan limits climb with unit count, and taxes and insurance on a multi-unit building run higher than on a house, so adjust those fields if you have quotes.

The rules the calculator applies

Rent counts as income

Lenders take 75% of the other units' rent and add it to your gross monthly income. Then they run the normal ratios. On FHA that's 46.9% for housing and 56.9% total. On Conventional it's 50% total. The 25% they leave out covers vacancy and repairs.

The self-sufficiency test on 3 and 4 units

FHA adds a second test on triplexes and fourplexes. Take the market rent of every unit, your own included, and multiply by 75%. That figure has to equal or beat the full monthly payment. A building can pass your personal ratios and still fail this test, so the calculator checks both.

Reserves and limits

FHA wants three months of the full payment in the bank after closing on 3 and 4 unit homes. QualRate models Conventional and VA at six months on any 2 to 4 unit home. USDA doesn't finance 2 to 4 unit homes, so it drops out of the results here.

Loan limits rise with each unit. In lower-cost counties the 2026 FHA limit is $693,050 for a duplex, $837,700 for a triplex and $1,041,125 for a fourplex. The loan limits page shows the figure for your county.

A duplex in Broward

A buyer earns $4,200 a month and has $300 in monthly debts. On a single-family home in Broward, FHA at 5.75% tops out around $242,200.

Now the buyer looks at a duplex and expects the other unit to rent for $1,700. Lenders count 75%, which is $1,275, so qualifying income becomes $5,475.

ItemAmount
Qualifying income$5,475.00
Max housing payment (46.9%)$2,567.78
Max after debts (56.9% less $300)$2,815.28
FHA duplex priceabout $328,100
3.5% down payment$11,482.95

The housing ratio sets the limit. The tenant's rent raises the buyer's price by about $85,900.

A triplex that falls short

Take a $600,000 triplex where each unit rents for $1,800. Total rent is $5,400, and 75% of that is $4,050. The full FHA payment at 3.5% down is $4,461.39, which is more than $4,050. It fails self-sufficiency regardless of the buyer's income. At these rents, the triplex price that passes is about $540,900. Three months of reserves at $600,000 would be $13,384.17.

Before you make an offer

If the rent pushes you into range, run the property through the price check and the cash to close calculator. If income is still short with the rent counted, a parent or grandparent can co-sign. On 2 to 4 units FHA limits a non-occupant co-signer loan to 75% of the value, so compare that against Conventional's 5% down in the co-signer calculator. The house hacking guide covers the rental documents lenders ask for.

Once you've found a building you like, call AAA Capital Funding at 888-601-8344 and we'll check the rents, the self-sufficiency test and your reserves with you.

Common questions

Can I buy a duplex with FHA and rent out the other unit?
Yes. FHA finances 2 to 4 unit homes with 3.5% down as long as you live in one of the units as your primary residence. The rent from the other units helps you qualify.
How much of the rent counts as income?
75% of the expected rent from the units you won't live in. The other 25% covers vacancy and upkeep. The rent figure comes from the appraiser's market rent estimate or signed leases.
What is the FHA self-sufficiency test?
On a triplex or fourplex, 75% of the total rent from every unit, including the one you'll live in, has to cover the full monthly payment. It applies only to 3 and 4 unit homes.
How much do I need in reserves to buy a fourplex with FHA?
FHA requires three months of the full house payment in reserves after closing on a 3 or 4 unit home. QualRate models Conventional and VA with six months on 2 to 4 units.
Can I use a Conventional loan to house hack?
Yes. Fannie Mae allows 5% down on a 2 to 4 unit home you'll live in, with a 50% total debt-to-income limit through automated underwriting.
