How to use the lookup
Choose a Florida county from the list, or pick another state and county. Select 1, 2, 3 or 4 units. The tool shows the 2026 FHA limit and conforming limit for that county and unit count, and the highest price each supports at the program's minimum down payment.
Below the lookup is the full table for all 67 Florida counties. Every figure on this page comes from HUD's published data and refreshes when the new year's limits come out, so you'll never be looking at last year's number.
How loan limits work
A loan limit caps the base loan amount, not the price. FHA won't insure a base loan above its county limit, and Fannie Mae and Freddie Mac won't buy a Conventional loan above the conforming limit.
FHA limits
Every county starts from a national floor and can't go above a national ceiling. For a single-family home in 2026, the floor is $541,287 and the ceiling is $1,249,125. The floor is 65% of the conforming baseline and the ceiling is 150% of it. Between those two, each county's limit is set at 115% of its median home price.
Conforming limits
The 2026 conforming baseline is $832,750 for a single-family home. High-cost counties go up to $1,249,125. These caps apply to Conventional loans.
More units, higher limits
| Units | FHA floor | FHA ceiling | Conforming baseline | Conforming high-cost |
|---|---|---|---|---|
| 1 | $541,287 | $1,249,125 | $832,750 | $1,249,125 |
| 2 | $693,050 | $1,599,375 | $1,066,250 | $1,599,375 |
| 3 | $837,700 | $1,933,200 | $1,288,800 | $1,933,200 |
| 4 | $1,041,125 | $2,402,625 | $1,601,750 | $2,402,625 |
A duplex, triplex or fourplex you live in gets the higher limit for its unit count, which is a big part of why house hacking works.
Turning a limit into a price
Because the limit caps the loan, the highest price it supports depends on the down payment. With FHA's 3.5% down, the base loan is 96.5% of the price, so the top price is the limit divided by 0.965. Every $100,000 of FHA limit supports $103,626.94 of price at 3.5% down.
The upfront mortgage insurance doesn't count against the limit. If the base loan sits right at the county limit, the 1.75% premium is added on top and the final loan is 1.0175 times the limit.
Now say the house you want is priced $25,000 above the top price your county's limit supports at 3.5% down. The loan can't grow, so that $25,000 is added to your down payment. You'd put down 3.5% of the top price plus the full $25,000. On Conventional with 3% down the same logic applies, and above the conforming limit the loan becomes a jumbo loan with its own rules.
VA and USDA
VA has no loan limit for a veteran with full entitlement, and the loan can be $0 down at any price the income supports. If part of the entitlement is still tied up in another VA loan, the county conforming limit sets how much VA guarantees, and a down payment covers the rest. USDA has no published loan limit. It caps household income at 115% of the area median instead.
What to do with the limit
Use the limit to set the ceiling on your search, then check affordability on the main calculator, which applies your county's limit automatically. If you're looking at 2 to 4 units, run the house hacking calculator. For a full explanation of how limits are set, read the loan limits guide.
If you're looking at a home near the limit in your county, AAA Capital Funding at 888-601-8344 can show you how to structure it on FHA, Conventional or VA. We'll talk it over and you'll decide.
