How your number is builtThe exact rules for each program, for anyone who wants the math.
    • FHA: 3.5% down at 580 and up, 10% down from 500 to 579. Housing up to 46.9% of gross income and housing plus debts up to 56.9%, the limits automated approval allows. 1.75% upfront MIP is added to the loan; annual MIP is 0.55% above 95% loan-to-value and 0.50% at or below. FHA 100% financing covers the 3.5% down with a down payment assistance second loan.
    • Conventional: 620 and up, 3% down on a single-family home and 5% on 2 to 4 units, total debts up to 50%. Mortgage insurance above 80% loan-to-value runs from about 1.50% a year near 620 down to 0.46% at 760 and up.
    • VA: $0 down. The funding fee (2.15% first use, 1.50% at 5% down, 1.25% at 10% down) is added to the loan. VA wants a set amount left each month for your family size; above 41% total debt, it wants 20% more. No loan limit with full entitlement.
    • USDA: $0 down on single-family homes in eligible rural areas. 29% housing, 41% total. 1.00% upfront fee added to the loan, 0.35% a year.
    • Co-signers: a co-signer's income and debts count with yours on FHA and Conventional loans. Non-taxable income such as SSI is grossed up 15% for FHA and 25% for Conventional. FHA with a co-signer on 2 to 4 units needs 25% down; Conventional with a co-signer needs 5% down.
    • 2 to 4 units: you live in one unit, and 75% of the other units' rent counts as income. On a triplex or fourplex, FHA also wants 75% of all the units' rent to cover the full payment, plus 3 months of payments in reserve. Conventional and VA want 6 months in reserve. USDA doesn't finance 2 to 4 units.
    • Loan limits: each county's FHA and conforming limits for the property's unit count, for the current year. Look up any county with HUD, Fannie Mae or the VA.
    • Debts: cards with no payment listed use 5% of the balance. A $0 student loan payment counts as 0.5% of the balance for FHA and USDA, 1% for Conventional, and 5% a year for VA.
    • DSCR: total monthly rent divided by principal, interest, taxes, insurance and HOA. 100% of the rent counts. AAA finances down to a 0.75 ratio.

    Baker County loan limits

Baker County has a higher FHA limit than most Florida counties because local home prices run higher. On a single-family home that's $580,750, enough for a price up to about $601,000 with 3.5% down.

    HomeFHA limitConforming limit
    Single-family$580,750$832,750
    Duplex$743,450$1,066,250
    Triplex$898,700$1,288,800
    Fourplex$1,116,850$1,601,750

These are the limits for the 2026 limit year from HUD and the Federal Housing Finance Agency. They update on this page on their own when the agencies post new ones. VA has no loan limit for a veteran with full entitlement. Look up any county.

What Baker County buyers can reach by income

Housing programs measure income against the area's median. The rows below start at 60% of Baker County's median household income of $79,836 and run to 150%, each with a $400 car payment, a 650 credit score and $10,000 saved, at a 5.75% rate on a 30-year fixed loan, with property taxes at 0.74% of the price a year and $283 a month for homeowners insurance.

Even the $9,980-a-month household stays about $1,000 under what Baker County's FHA limit allows with 3.5% down, so income sets the price here long before the loan limit does. Where a row switches to FHA 100% financing, $10,000 no longer covers 3.5% down at that price, and the assistance second picks up the down payment.

Baker County by the Census numbers

The Census Bureau puts Baker County's median household income at $79,836 a year, the median owner-occupied home at $256,700 and the median rent at $1,302 a month. About 85.1% of homes in the county are owner-occupied. Here is what the QualRate calculator does with those numbers.

    • A household at the median income, with a $400 car payment, a 650 score and $10,000 saved, reaches about $417,000 with FHA 100% financing.
    • Buying at the median home value with FHA and 3.5% down takes about $4,320 a month in gross income with $400 in other debts, and about $8,985 in cash before any seller credit.
    • The median rent of $1,302 a month would cover the full house payment on a home of about $150,000.

    • With nothing saved, a household at Baker County's median income ($6,653 a month) with $150 in card payments and a 650 score reaches about $417,000 with FHA 100% financing.
    • A buyer earning $4,000 a month, 60% of the county median, reaches about $234,000 alone. With a parent on $1,500 a month of Social Security co-signing, that rises to about $353,000, because FHA grosses up the parent's non-taxable income by 15% before it counts.
    • A veteran at the county median income with a $350 car payment and $0 saved reaches about $525,000 with VA.
